1. Is this ordinary home maintenance such as painting or patching?

Yes: You probably do not need a building permit.

2. Are you adding new work like walls, doors, or windows?

Yes: You probably do need a building permit….go to page 3

3. Are you doing any of the following?

a. Creating a new building

b. Making new parking for four or more vehicles

c. Creating off-street loading facilities

d. Creating screening or buffer treatment

e. Altering a building which would require additional parking

g. Enlargement of existing structure greater than 10%

How do I get and use a building permit?

10 Steps for your project

1.      
  
1. Visit the Village Hall to pick up a building permit application

    Fill out the form  (check zoning for compliance)

             Submit the application with payment
2. Contact the Village Code Enforcement Officer to see when the permit will be issued
3.      Post the permit on the site and begin work    
            Permits are valid for one year
4. Inform the Code Enforcement Officer of any needed modifications during construction
5. Expect the following inspections:

 Footings before pouring concrete

 Framing before enclosing

Plumbing before enclosing

Insulation

Foundation before backfill

Final Inspection

6. Coordinate work with utility companies.
7. Coordinate work with village highway, sewer, and water departments.
 8. Coordinate subcontractors and inspections.
9. After all inspections are complete apply for a Certificate of Occupancy.
10. The project is now complete!

R-1: Residential 1- Generally all side streets with primarily single family homes

R-2: Residential 2 - Generally Lake, Main, Harper streets and some side streets with multi-family housing.

VC: Village Center - Generally Main and Harper streets with business, commercial, and multi-family applications.

GC: Gateway Commercial – East and West ends of Route 23 with highway oriented commercial enterprise.

I: Industrial – Area bounded by South, Railroad Avenue, and Hobart Road with manufacturing related industry.

MS: Main Street Overlay – Generally Harper and Main from Route 10 to the village limits with commercial business restricted by aesthetic considerations.

 OS: Open Space – Woodland, pasture, and fields surrounding the village.
